How to price an end-of-tenancy clean
Price end-of-tenancy cleans as a fixed job: estimate the hours room by room, multiply by your rate, add job-specific costs and travel, and write your assumptions into the quote.
Build the estimate room by room
| Area | Example hours |
|---|---|
| Kitchen including oven and fridge | 3.0 |
| Bathroom | 1.5 |
| Two bedrooms | 2.0 |
| Living room | 1.0 |
| Hall and stairs | 0.5 |
| Floors throughout | 1.0 |
| Total | 9.0 |
At £40 an hour that's £360. These times are examples only; time your own jobs and replace them.
Protect yourself
- Ask for photos of the kitchen, bathroom and oven before quoting.
- Write the assumptions into the quote ("3-bed, unfurnished, standard condition").
- Agree a re-clean policy for genuine misses.
